if you work in The Bronx or Manhattan, and make a good buck, it would be better than living in a small apartment in NYC.
Assuming no bad traffic ...13 minutes to the GWB, then a few minutes on the Cross Bronx Expressway, the maybe FDR Blvd into Manhattan. Probably less than 40 minutes to get to work in Manhattan.
But again, I wouldn't do it.

I don't think there is a livable 2nd floor. The pictures show a pull down stairway to the acttic.
