He knew exactly where to exit the roof and he knew the jump was doable. He makes a beeline to that exact spot and he does not hesitate. He utilizes the mini-ledge to shorten the jump and he goes to where he will land on grass.

I feel like this tells us he had some experience casing the area and figuring out his routes and possibilities.
